Please note. We welcome seasoned primary bookers/travelers aged 25 and over and their young families in this truly amazing family home! Groups largely consisting of those close to or under 25 or living in the local area are not able to rent this home. Selfie ID is required to rent this home.

* Masterfully designed oversize pool deck, incorporating covered Lanai spa and large 16 000+ Gallon pool which includes stepped entry and ‘Lazy Ledge’ for you and your family to sit and cool off whilst gazing at the green conservation area behind.

BEDROOMS.
All Bedrooms have smart TVs with full Cable Lineup accessible through Roku and the Spectrum App.
1. “King’s Peace Corner”. Master King Bedroom Suite with dual aspect windows pool and conservation views. Private bathroom with large walk-in shower, oversize garden tub and walk in closet. Room also has direct Private Access to Pool Deck. Sleeps 2.
2. “Serene Queen”. Queen Bed Suite with private bathroom. Large walk-in shower and oversized garden tub. Double Wide Access Doors. Sleeps 2.
3. “Green Room”. King Bedroom Suite with private bathroom with shower over tub. Sleeps 2.
4. “Palm”. Queen Bedroom with bathroom adjacent access from corridor. Sleeps 2.
5. “Best Life”. Twin bedroom with 2 x Twin Beds. Xbox and Games Ready to Go!

LIVING AREA
When you enter the home, you are drawn towards the quiet, open oasis of the Sitting Room leading to the pool area.
Tempest Arcade Machine might break the silence before you make your way to the open plan kitchen and living area which incorporates 1 of 2 dining tables inside the house (there’s more outside!).
The dry bar area is further example of the premium standard of furnishing in this home.
GAMES AREA
The Games area in the garage and features a Pool Table and ping pong table. A Tempest Arcade Machine (12 Games to select) can be found on your way in – there’s fun around every corner. The machine doesn’t take quarters, it’s free play (but you don’t need to tell the kids that!)
LAUNDRY
There is a full-size washer and dryer, iron and ironing board, and pool towels.
POOL and SPA/HOT TUB
Loved by all is the outdoor living space. Take advantage of the private conservation facing pool and spa/hot tub, relax on the 2 sun loungers or 2 large patio chairs, or enjoy al fresco dining. Finally, enjoy the beautiful conservation view on this large premium lot.
POOL HEAT
* The pool and spa can be heated on request and for an additional charge. Spas in Florida will typically operate at the same temperate as the pool as they ‘spill’ over into the pool until the spa jets are activated whilst pool heat is on.
* Pool Heat is recommended during winter, early spring and during cooler weeks in summer.
* Pool heat is necessary if your home has a spa interconnected with the pool and you want to have the spa hotter than the pool temperature.
* Pool heat is set to 88 degrees F when activated. The spa is set to 100-102 degrees F when the pool heat is activate.
* The actual water temperature will vary according to the weather conditions of the day/night and is not guaranteed. An achieved temperature of a maximum of 15 to 20 degrees above the ambient temperature is typical for the pool when pool heat is activated.
* The pool heater runs for approximately 10-12 hours each day and will turn off overnight. Although where heat is selected, the spa heat will continue to operate when activated day or night.
POOL HEAT OPTIONAL EXTRA PRICING
The pool in this home can be heated on request and is an optional extra. It can be heated for a minimum of 5 consecutive days ($175 plus tax) and the cost for heat is $35 for each night plus tax. If during the course of your stay, you decide to purchase pool heat, then there is an additional charge to cover the cost of sending out a technician to activate the system which is $40.
For the BBQ grill, We have a brilliant rental partner who can deliver a serviced, safe and clean grill to you with a full tank of propane. Please contact us to confirm the current size options.

Upon arrival, you will find an initial startup of supplies for your use. Supplies provided are:
* 1 x roll of paper towels
* 1 x dish sponge
* 2 x dishwasher tablets
* 1 x small dish soap
* 1 x trash bag per bin
* 1 x toilet roll in each bathroom
* 2 x sachets of laundry soap
* Small hand soaps in each bathroom
* For all of your other needs, there are grocery stores within 3 miles (Publix, Aldi)
* In addition to your groceries, we highly recommend purchasing additional items to the startup list above - especially extra toilet paper, paper towels and trash bags.

We reserve the right to require all adult guests to provide identification. All these items must be completed within 24 hours of placing the reservation or prior to arrival (whichever is sooner). Where this is not completed, the booking is liable to cancelation without further notice or refund.
The occupancy limit for this property applies 24 hours a day and all reservations require completion of an electronically signed rental agreement, agreeing to the conditions of the rental which includes that no parties are permitted at this home.

by DianaWe really enjoyed staying at the villa. The pool area was serene and tropical and the house was very well maintained with all the necessary amenities. Everything was as pictured, we felt right at home. The gated community made us feel safe and secure. It was great being away from the busyness of the theme parks but close enough to drive there for dining and shopping. Oli was an attentive host. We plan to return again very soon.

A perfect getaway spot!
by RachaelWe had an incredible stay at this beautiful home in Davenport! The layout was perfect for our group, offering plenty of privacy with four of the five bedrooms situated in the corners of the house. The outdoor space was a highlight, with a fantastic pool that got plenty of sun, lots of comfortable outdoor furniture, and even fans and a TV to keep us cozy outside. The setting was wonderfully private, making it the perfect place to relax.
The games room was a hit, and we had a blast with the arcade game. Oli, the host, was exceptional—quick to respond to any questions and always helpful. The drive to the theme parks was easy, and we loved being able to bypass some of the I-4 and avoid traffic.
Our family of five had an amazing time and wouldn’t hesitate to recommend this home. A perfect getaway spot!
